Site Infrastructure
Pacifica collaboratively worked on a campus wide site infrastructure project that would be utilized for existing campus facilities, as well as future structures. The utility infrastructure project included new underground utilities. Due to the college’s rapid growth, the expanding site infrastructure was required to meet the needs of the increasing student population. Pacifica provided planning, program management, and construction oversight of the site infrastructure project (all underground utilities) throughout the entire campus. Pacifica was responsible for Constructability Reviews, RFQs, Submittals, RFIs, Change Orders, Field Engineering, Budget Management, Schedules, and Progress Payments throughout bid/award, pre-construction, construction, and project closeout.
By providing innovative solutions, Pacifica was able to phase this project to compress the delivery schedule and avoid areas with dense traffic movement. Pacifica switched the campus MEP system to its new Central Plant system and seamlessly installed new mechanical, electrical, and low voltage pipes throughout the campus while school was in session. Pacifica successfully completed this project 25 percent ahead of schedule.
Central Plant
Pacifica provided project management and oversight of the bidding, including the issuance of addendum, and construction of a new Central Plant to generate HVAC for the existing campus facilities, as well as proposed buildings on campus. Scope included the oversight of demolition of existing structures and utilities infrastructure.
Pacifica was responsible for the review of submitted bids with the client and facilitated meetings with the individual bidders for materials, equipment, personnel staffing, construction timelines, and process and procedures. Pacifica developed collaborative working relationships with campus representatives, architects, contractors, and consultants on design and site issues to ensure project delivery on schedule and within budget.
Campus Modernization
Pacifica served as the college’s construction manager for its Campus Modernization project, which was a complex endeavor with unique challenges such as topography, easement, and infrastructure issues.
Pacifica provided comprehensive construction management services on this multi-prime project, which included project management and oversight for the $245 million full campus renovation. Pacifica’s scope of work included over twenty-one (21) projects, which comprised of the construction of new buildings and the renovation of existing facilities, such as new classroom and services structures, physical education facilities, and a number of other building modernization projects.
